2021 Top 10 Moving Destinations
A national moving company recently released its list for the top moving destinations in 2020. These cities and locations will likely continue to be popular into next year. Here is the full list:

- Austin, TX
- Atlanta, GA
- Houston, TX
- Orlando, FL
- Dallas, TX
- San Antonio, TX
- Tampa, FL
San Antonio, TX is the most affordable location out of the ten cities, with the median rental price per month coming out to around $990 a month. Denver, CO is the most expensive city, with an average monthly rental price of $1,655. All ten locations on the list have populations over 290,000 people.
Moving Destinations by Region
The 2020 Top 10 Moving Destinations list was comprised almost entirely of Sun Belt cities, as Americans chose to seek out the sun. The only city not in the Sun Belt was Denver, CO. Southern cities have remained popular destinations for years, and that trend was strengthened over the past year. Cities such as Las Vegas, Phoenix, Austin, and Atlanta continue to attract record numbers of new movers.
Another region drawing potential residents is the Western Mountain Region. Cities in Idaho and Montana saw an increase in movers, and Denver was the #3 moving destination last year. Likely thanks to the opportunities of remote work, smaller areas experienced unprecedented resident gains while America’s most populated cities experienced unprecedented resident loss. On the whole, Americans were willing to trade urban living for more land and (infrequent) longer commutes.
The COVID Effect on Urban Living
In 2020, there was an acceleration in people moving out of dense, high-cost urban metros. Almost a fifth of US adults moved during COVID, or knew someone who did. And while lockdowns and social distance mandates are no longer a daily reality, remote work continues to allow a section of Americans to move further from the office. However, some experts warn against overstating the effects of the pandemic on migration patterns. “In many ways, the fundamentals of the data show that Austen is the next Austin.” Overall, Americans continued to move into coastal and Sun Belt markets at higher rates than anywhere else. So where are people going now?
2021 Top Moving Destinations in the US
According to the Neighbor 2020 – 2021 American Migration Report, over 20% more people are planning to move in 2021 than 2020. Although an official list has not yet been released, Southern cities will likely continue to be the most popular destinations. After all, Texas put four cities on the 2020 list (Austin, Houston, Dallas, and San Antonio). Updater’s Top 20 list, determined by growth relative to population, is dominated by Southern states. By this metric, the top two cities for new residents were West Palm Beach and Fort Myers, both in Florida. Spokane, WA; Raleigh, NC; and Tampa, FL were also cities that experienced high growth relative to their populations. Warm mid-sized cities will likely dominate the list of top moving destinations in 2021.
